While we can’t eliminate every bad guest from booking, we can react quickly, and get reimbursed if something happens

We install Nest cameras in the front, Minut decibel meters inside, and smart deadbolts on your front door. This is clearly explained in your listing – most guests with bad intentions simply don’t book your property.
Unfortunately, unauthorized parties will still happen if they don’t read the listing or house rules – we’ve all seen the news articles. We monitor these devices, and know the process to notify Airbnb, our security team, and if needed, the police, to break it up.
If this does occur, we know how to get you reimbursed through Airbnb’s Host Guarantee, leaving your property clean and as good as new.

We automate key communication elements – but live chat with our guests any time they need anything
Automated key communication points with our guests results in zero-error comms – booking confirmation, check in details, follow ups, and check outs. Even though it’s automated, it doesn’t mean it’s robotic!
If a guest has a question, issue, or concern, we’re on it. Sometimes it’s a property issue – too hot or too cold. Other times it’s a food issue – “Where can I get tacos at 12:30am?” No matter what it is, we’ll respond in a professional, helpful manner with our customer service.

Our listings have the right pictures in the right order, but that’s not all. We know how to describe your listing that answers guest questions in advance, so they know exactly what your place is like before they arrive. Most travelers avoid uncertainty or surprises, and “this doesn’t seem like the place we booked” is one of the most stressful situations a guest can encounter.
We write detailed descriptions down the mattress type, the showerheads, key amenities, parking, and more. A great listing maximizes your revenue.

Many hosts, including the pros, make the mistake of focusing on OCCUPANCY, when the focus should be on REVENUE. 100% occupancy at $100 a day will make less money (and attract the wrong guests) versus 75% occupancy at $200 a day.
Our software takes into account the number of days before check-in, local events, seasonality, day of the week, and more. We let the software guide our decisions, and (though rare) we adjust it if we feel it’s missed something.
